August 21, 2019 - Community Association Manager: $50,000-$55,000

Areas: Orlando

Community association manager for an onsite role in a condominium in Orlando. Will be responsible for providing the overall supervision of the community, including, inspections, overall maintenance, vendor and contract management, budgeting and invoice processing, interact owners, vendors, board members and committee members.

Requirements:

* A minimum of 5 years of actively managing community associations.

* A strong background in special project management is preferred.

* Excellent people skills.

* Bilingual preferred.

* Strong knowledge of Microsoft applications, Caliber software experience preferred.

* Excellent written and verbal communication.

* Ability to make sound business decisions and work effectively with little or no supervision.

* Strong time management.

* Strong problem solving and conflict management.

* Ability to successfully work with a wide range of personnel including vendors, personnel, office staff and all levels of management.

Responsibilities:

* Supervise the operation and administration of the community association.

* Act as or oversee the primary liaison with the board and owners.

* Perform and direct administrative and management duties.

* Ensure community management tools are being effectively developed and utilized such as preventive maintenance calendar, action item list, resolution worksheets, timed agendas, contracts, committee charters, procurement procedures, operating budget, etc.

* Review monthly financial reports and ensure management summary is submitted to the board.

* Conduct inspections, generate violation notices and enforcement process.

* Provide and oversee recommendations to the boards and committees regarding major capital expenditures to maintain the desired community appearance and operation.

* Monitor delinquency rates and collections process.

* Attend board meetings.

* Maintain unit and contract files.

* Responsible for maintenance of records data base, including updating resident information.

* Responsible for routine and special project vendor management including procurement, as well as performance evaluation.
