Areas: Miami

Chief engineer/maintenance supervisor for an association in Aventura, CAM license not required. Will assume total responsibility for the physical plant. Will closely monitor, identify and communicate problems in every phase of general maintenance, including areas of carpentry, electrical work, HVAC, plumbing, mechanic, painting, flooring, patching, general hardware, other minor building repairs and cleanliness. Will make recommendations, perform repairs, replacement maintenance and implement preventive maintenance as established by procedures and guidelines.

Experience/Knowledge/Abilities:

Must possess strong maintenance and repair skills in HVAC, cooling towers, chillers, painting, carpentry, plumbing and electricity. Requires a minimum of 3-5 years of general experience in building trades, repair and replacement maintenance or handy work. Supervisory experience preferred. Computer literacy: Proficiency and working knowledge of Microsoft offices applications. Word, Excel spreadsheets and email. Effective written and verbal communication skills. Strong customer service, communication and interpersonal skills required.

Responsibilities:

* Maintain a safe and secure environment throughout the community.

* Supervise, train and direct maintenance staff through work orders.

* Plan, monitor and appraise job results, coach, counsel and discipline employees.

* Assess repair needs and estimated time needed for repair (including evaluating problems to determine whether or not professional assistance or further instruction is needed to complete the task or repair).

* Monitor the functions of service contractors and building repair and maintenance contractors.

* Inventory and acquisition maintenance supplies.

* Maintain disaster preparedness by identifying potential problems, developing response plans, managing crises.

* Complete reports and work orders of repairs.

* On call availability for emergencies and projects.

* Schedule and assign work responsibilities to employees to meet shift requirements.

* Request materials, tools and supplies needed for a job.

* Administrate preventive and reactive maintenance schedule.

* Record and evaluate preventive maintenance activities and programs.

* Oversee or participate in construction, installation and preventive maintenance of equipment.

* Observe and evaluate corrective maintenance or repair on equipment.

* Orient and train employees to perform maintenance activities and tasks.

* Follow safety procedures and maintain a safe work environment.

* Perform maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring and other minor building repairs as long as a permit is not required to conduct the job.

* Ability to properly utilize new equipment and follow safety procedures prior to using this equipment.

Education/Training:

High school diploma or equivalency preferred. Maintain current knowledge in the field of maintenance repairs and replacements through industry sponsored educational seminars. HVAC and other related trade licenses and certifications may be required.

Essential Job Duties:

Ability to lift 50-100 pounds, following appropriate safety procedures. Work in an upright standing position for long periods of time. Crawl in small and tight spaces. Ability to work in different environmental working conditions (heat, cold, wind, rain). Walk and climb stairs. Handle, finger, grasp and feel objects and equipment. Reach with hands and arms. Communicate, receive and exchange ideas and information by means of the spoken and written word. Ability to quickly and easily navigate the association to meet the job functions. Repeat various motions with the wrists, hands and fingers. Complete all required forms and work orders. On-call 24/7. Ability to work extended and flexible hours and weekends based on project requirements. Driving when necessary. Ability to respond to emergencies in a timely manner. Job #13010
