Areas: Miami

Experienced and dedicated manager to oversee the daily operations for a high rise condominium in Sunny Isles Beach, immediate opening. This is a full time position that requires a minimum of 5 years of experience in community association management. Will be responsible for maintaining the community, managing resident relations and ensuring the smooth functioning of all association related activities. Additionally, the candidate should be information technology savvy and possess exceptional skills in developing and implementing structures and streamlined procedures and processes.

Responsibilities:

* Oversee and manage the day to day operations of the association.

* Implement and enforce the association rules and regulations.

* Coordinate and supervise maintenance and repair activities, ensuring the community is well maintained and visually appealing.

* Manage vendor relationships and ensure timely completion of contracted services.

* Maintain accurate records of financial transactions, including budgeting, invoicing and expense tracking.

* Collect and manage association fees and assess late fees when necessary.

* Respond promptly to resident inquiries, concerns and complaints, providing excellent customer service.

* Organize and attend board meetings, preparing and distributing meeting agendas and minutes.

* Collaborate with the board to develop and implement policies and procedures.

* Utilize information technology skills to leverage technology and software for efficient association management.

* Develop and implement streamlined structural procedures and processes to enhance operational efficiency.

Administrative:

* Knowledge of personnel procedures: hiring, training, supervising, etc.

* Ability to give direction.

* Ability to relate to and motivate people.

* Ability to define job tasks.

* Ability to determine performance standards.

* Ability to train, discipline and fire employees.

* Knowledge of general business management techniques and generally accepted business practices.

* Knowledge of good record keeping procedures.

Coordination of Association Meetings:

* Knowledge of the law and association documents related to association meetings.

* Knowledge of meeting document requirements.

Advice and Consultation:

* Good listening skills.

* Ability to recognize when professional services are needed.

* Ability to analyze problems.

* Knowledge of potential liability resulting from actions.

* Ability to develop and implement disaster preparedness procedures and emergency plans.

Fiscal:

* Basic accounting skills.

* Budget planning and analysis skills.

* Knowledge of financial reports.

* Knowledge of related federal and state laws.

* Long and short term financial planning skills.

Physical Maintenance:

* Ability to determine maintenance and service specifications.

* Ability to analyze and negotiate bids.

* Ability to supervise specification compliance.

* Ability to plan and schedule deferred and current maintenance.

* Ability to handle emergency repairs.

* Ability to implement a preventive maintenance program.

Groundskeeping:

* Knowledge of landscape maintenance and pest control.

* Ability to coordinate and schedule landscape maintenance.

Exterior Maintenance:

* Ability to plan, schedule and supervise.

* Knowledge of health and safety standards.

* Knowledge of contractor's obligations.

Interior Maintenance:

* Knowledge of janitorial and housekeeping tasks.

* Ability to diagnose interior maintenance problems and determine liabilities.

* Knowledge of fire and safety regulations and compliance procedures.

Security:

* Ability to maintain liaison with the security company and personnel.

* A cursory knowledge of electronic security devices and equipment.

Legal:

* Knowledge of relevant codes, laws and ordinances. Acquire and maintain knowledge of current state condominium laws, fire and health codes, worker's compensation laws, tax requirements and local ordinances.

* Some knowledge of Director and Officer liability, errors and omissions.

* Knowledge of the Florida Condominium Act and amendments.

* Ability to work with the association's counsel.

Liens and Foreclosures:

* Knowledge of related statutory requirements and association board policies.

* Ability to carry out policies uniformly.

* Knowledge of notice requirements.

* Knowledge of how to protect the association assets.

Social:

* Ability to deal with complaints objectively and consistently.

* Knowledge of rule enforcement methods.

* Ability to communicate rules.

* Ability to provide documentation of due process.

Interpersonal:

* Human relation skills.

* Knowledge of problem solving techniques.

* Ability to mediate disagreements.

* Ability to identify the root of the problem.

* Excellent oral and written communication skills.

General Assistance and Coordination:

* Ability to evaluate the legitimacy of resident requests.

* Ability to refuse non legitimate resident requests.

* Ability to determine when an emergency exists.

Requirements:

* Minimum of 5 years of experience in association management in a condominium association setting.

* Available to work flexible hours, including evenings and weekends as needed for emergencies.

* Excellent organizational and time management skills, with the ability to prioritize tasks effectively.

* Strong verbal and written interpersonal and communication skills to interact with residents, vendors and the board.

* Detail oriented with a high degree of accuracy.
