Community association manager for a beachside condominium in the Melbourne Beach area. Must have at least 3 years of residential management experience, including supervisory responsibility. This position requires strong communication and people skills, including the ability to interact with multiple audiences. Must have high level of technical knowledge to engage in productive interactions with vendors, as well as facilitate and mediate conflict between owners and the board, and owners and tenants. Knowledge to properly serve the board by updating, educating and supplying them with solutions to help them make the proper decisions. Must also be able to navigate the ever changing environment of the community.

Requirements:

* Pass background check, credit check and drug screening.

* Be able to draft a budget and explain reasoning for the budget information to the board and unit owners.

* Have strong computer skills (Excel, Word, QuickBooks or equivalent management and accounting software).

* Sufficient building and grounds maintenance knowledge to manage maintenance staff and contractors and respond to emergencies. Ability to climb ladders to inspect roofs.

* Current notary certification, or willing to obtain one.

Job Description:

Maintenance:

* Supervise the maintenance staff, prioritize and schedule repairs and preventive maintenance work.

* Manage deferred maintenance projects, obtain bids and make recommendations to the board.

* Inspect the community regularly for repairs, covenant violations and safety hazards.

Administration:

* Maintain official association records, maintain bank accounts, including reconciliation, work with audit firm on annual audit.

* Collect maintenance fees, late fees and handle all bank deposits and account transfers, work with attorney on any delinquent accounts.

* Draft annual budget for board review and approval as well as file quarterly and annual tax filings, with the exception of the annual tax return.

Communication:

* Prepare all documentation for board and annual meetings and post notices to meet statutory timelines.
