Condominium manager for an oceanfront association in Fort Lauderdale. A minimum of 3-5 years experience managing a building of similar size and budget is necessary. Must also have documented experience overseeing large projects, such as a concrete restoration project or others of a similar magnitude. Advanced command of computer hardware/software is required, specifically, knowledge of Microsoft Windows, Word, Excel, Power Point and Outlook and knowledge of TOPS Accounting, Concierge+, CAM Software.

Responsibilities:

* Report to the board, ensure the smooth functioning of the condominium.

* Will plan, direct, recommend and implement policies and procedures to ensure the services required to maintain the common elements of the association are provided in a first class manner and in accordance with community rules and regulations.

* This is a leadership position responsible for overseeing the operational, administrative, financial, human resources, maintenance and security functions of the community.

* Will be on call 24 hours a day, 7 days a week for emergency consultation in the event of incidents requiring management intervention.

* Outstanding customer service, communication and interpersonal skills required.

* Manage a staff of 11 employees including maintenance, security, accounting/payroll and janitorial. Ensure compliance with Equal Employment Opportunity Commission (EEOC) guidelines.

* Maintain a businesslike and cooperative, friendly relationship with the residents in the condominium. Be responsive to service requests and to complaints.

* Maintain open communication with residents.

* Work with the board in managing large projects, such as painting, waterproofing and major repairs.

* Have knowledge of current condominium laws, ordinances, codes and statutes and ensure adherence. Keep up to date of proposed new laws and changes to existing ones.

* Ensure that all residents adhere to the rules and regulations, emergency procedures and that all procedures as defined in the association's bylaws and documents are followed.

* Liaise with the association's counsel on legal matters and with the association's accountant on financial matters.

* Coordinate communication with residents and the board to include: preparing the newsletter, ensuring that notices of meetings are posted in a timely manner, reviewing resident requests to post notes on bulletin boards, notices of social events.
