April 20, 2024 - Experienced Community Association Manager: $80,000

Areas: Naples

Experienced community association manager for a master association in the North Naples area. Will be responsible for the operational excellence of the association, including staffing, contract resources, maintenance, landscaping and finances. The community association manager is often the first contact with the residents, and the primary contact with the police and fire departments, state and local governments and contractors. Will be responsible for maintaining productive relations with residents. Develop and promotes good working relationships with residents. Assure that all staff is responsive, courteous, efficient and effective always. Will be required to attend board meetings which may be scheduled outside of regular working hours. May occasionally work weekends. Will be on call in times of emergencies and will be the first contact when the emergency occurs.

Responsibilities:

* Manage the community in accordance with bylaws, laws and guidance from the board. Confer with the board to review the budget execution and to determine management priorities.

* Prepare documentation for and attend monthly board meetings.

* Plan comprehensive operations, determine material needs to carry out the programs, sets priorities for accomplishing projects and evaluate the effectiveness and economy of operations through continuing inspection programs and budget controls. Manage clerical, maintenance and engineering workloads, always assuring continuity of operations.

* Identify the need for and recommend major repair and alteration projects. Monitor work done by private contractors.

* Arrange for and oversee activities of contract service personnel, such as cleaning crew, exterminators, trash collectors, major repair contractors, utility service repairers, landscaping crews, etc.

* Investigate resident disturbances, violations and complaints and resolve problems. Brings serious or unresolved matters immediately to the attention of the board.

* Oversee a work order system to manage contracted services. Schedule maintenance staff.

* Assure collection of assessments, fees associated with work orders and payment of incurred operating expenses. Take immediate and appropriate follow up action on delinquent accounts.

* Work closely with the Budget and Finance Committee, prepare a draft budget for board approval.

* Direct work through contractors. Request bids, develop statements of work and scope, negotiate price and present to the board for approval.

* Tour the common areas to assure the effectiveness of the landscaping crew and maintenance staff and observe additional requirements for repairs and improvements. Take action to correct problems.

* Continually review operations for safety, effectiveness and efficiency and to assure that residents receive the highest level of service.

* Attend meetings of professional organizations that focus on community association management.

* Recruit, hire, train and supervise maintenance and office staff who maintain the building and grounds, perform routine repairs and perform office administrative support services. Perform annual performance appraisals and recommend performance awards. Handle disciplinary actions.
