Areas: Bradenton

Licensed community association manager for a homeowners association in Bradenton. Will be responsible for implementing and maintaining the decisions of the board. Will effectively interact with the board, owners, customers, vendors and onsite staff. Will effectively provide management in accordance with deed restrictions, statutes, bylaws, rules and regulations and policies and procedures of the community.

Duties and Responsibilities:

* Must be proactive, provide clear communication to the board, owners, residents, onsite staff and vendors. Conduct business at all times with the highest standards of personal, professional and ethical conduct.

* Supervise onsite team members. Develop and revise position descriptions, conduct evaluations of performance. Encourage staff to perform in a professional manner and comply with all safety standards. Motivate team environment.

* Develop and write policies and procedures and recommend improvements to existing policies. Provide prompt, detailed and accurate status reports on all projects assigned for board approval.

* Acquire and maintain current knowledge of state and regulatory agency statutes.

* Provide financial accounting and competency preparing budgets and monthly financials with a wide range of functions. Review financial statements and report variances in a timely manner for accuracy before presenting to the board.

* Follow internal processes for timely and accurate completion of projects.

* Attend and report at all board meetings in person. Meeting times may vary.

* Prepares professional presentations of reports, action plans, budgets, etc.

* Regularly make visits for inspections, meetings and project oversight. Handle comments, complaints or concerns of owners in a timely manner, with a positive attitude.

* Maintain accurate records, files and communications pertinent to the comments, complaints and concerns of the owners.

* Respond to phone calls and correspondence in a timely and professional manner.

* Maintain awareness of changes in rules, statutes or regulations and communicate changes to the board. Direct training of staff when new procedures are required to comply with changes.

* Prepare, maintain and submit a wide range of reports, presentations, documents and manuals.

* Must have a good understanding of the principles of human resources, contracting, accounting, insurance, physical plant maintenance, government relations, board management, construction and the law.

*Administer and manage the day to day operations of the association.

* Participate in the development of budgets and financial reports.

* Provide information for and assist in the selection of contractors and insurance providers.

* Perform site inspection to ensure compliance with the rules and regulations of the association.

* Communicate with residents to ensure compliance with rules and regulations and follow up for compliance.

* Manage the annual board election process.

* Calculate and prepare certificates of assessments and estoppel certificates.

* Coordinate with the association CPA firm.

* Enter and maintain all accounting information into QuickBooks.

* Complete forms related to the management of the association that are required by statute or a state agency.

* Draft meeting notices and agendas.

* Determine the number of days required for statutory notices.

* Initiate collection processes prior to turning over to collection attorneys.

* Consult with the association attorney in conjunction with the board.

* Facilitate the resolution of resident issues.

* Must have resources available to respond to off hour emergencies. Job #12962
