July 23, 2020 - Bilingual Chief Engineer: $50,000

Areas: Miami

Bilingual chief engineer for a luxury condominium in Miami, CAM license not required. Must be experienced and highly motivated. Will be responsible for managing the overall operation and appearance of the association by supervising, controlling, directing, administering and coordinating all maintenance, operations and mechanical and electrical maintenance of the community under the direction of building management. The schedule is Monday through Friday, 8:00 a.m. - 4:00 p.m., on call when needed. Must be bilingual in English and Spanish.

Requirements:

* Must have minimum of 5 years of successful experience in large building.

* Access control management.

* Critical environment operation.

* Base building network, wifi, internet, voip.

* Operating knowledge of HVAC systems.

* Electrical system maintenance and testing, including generators.

* Fire alarm and sprinkler systems.

* Experience managing vendors and maintenance staff.

* Exceptional customer service skills working with building occupants and service providers.

* Proficient in computer software including Microsoft Office (Excel, Word and Outlook).

* Experience in managing a team of employees.

* Available to respond to on call emergencies after hours.

Responsibilities:

* Supervise building maintenance staff.

* Interview, hire and train the maintenance staff with the manager's assistance.

* Coordinate and supervise community activities to maintain and repair physical structures of building, grounds and common areas through work orders.

* Identify preventive maintenance projects and perform preventive maintenance functions, make recommendations.

* Respond to resident service requests and concerns within 24 hours.

* Monitor the materials processed to perform the job in accordance with the annual operating budget.

* Oversee and supervise efficient operation of building systems and equipment.

* Develop operating instructions and procedures for equipment and systems.

* Prepare weekly maintenance reports.

* Administer training programs for staff for safety and operation of equipment and systems.

* Manage an effective and accountable preventive maintenance program.

* Evaluate all equipment and systems operationally and provide a list of deficiency items and recommendations for improvement.

* Work with vendors to ensure that services performed high quality are correct per agreements.

* Oversee a program for acquisition, storage and accountability of all operating materials, tools, and equipment.

* Utilize work order system to insure timely completion of work and best use of in house staff and vendors.
