Onsite manager for a homeowners association in Ormond Beach. At least 3 years of community association management experience is required. Must have knowledge of the role of the association board, the community association manager and how those roles interface with the requests of owners.

Requirements:

* Bachelor's Degree preferred.

* Comfortable in a fast paced environment, managing large improvement projects concurrently.

* Knowledge of community associations.

* Knowledge of conflict resolution techniques at a proficient level.

* Professional communication skills, including phone, interpersonal, written and verbal.

* Professional customer service skills.

* Self motivated, proactive, detail oriented and a team player.

* Time management and time critical prioritization skills.

* Strong knowledge and experience using Microsoft Office, including Word, Excel and Outlook.

Responsibilities:

* Supervise the operation and administration of the association.

* Acts as the primary liaison with the board and owners.

* Perform and direct administrative and management duties.

* Ensure the management company tools are being effectively developed and utilized such as annual calendar, action item list, resolution worksheets, timed agendas, committee charters, procurement procedures, operating budget, etc.

* Review monthly financial reports and ensure the management summary is submitted to the board.

* Provide recommendations to the board and committees regarding major capital expenditures.

* Monitor delinquency rates and collections process for the association and report to the board.

* Attend board meetings and community events.

* Maintain unit and contract files.

* Assist the board with the architectural review process and inspections.

* Responsible for routine and special project vendor management including procurement as well as performance evaluation.

* Coordinate and oversee inspection of building facilities and common area and arrange appropriate follow up actions. Job #12364
