Association manager for a gated community in the upper Keys. Must have a minimum of 6 years of experience as a manager for a large condominium or multiple association community. At least 3-5 years of previous experience in a resort or condominium hotel setting, with 2 years of supervisory experience. Strong knowledge of plumbing, electrical, life safety operating systems, carpentry and general maintenance skills. Proven leadership and management skills with the ability to work effectively in a team environment. Comfortable dealing with public and outside service companies. Hands on approach to managing resources to maintain the community at a consistently high level. Ability to research, plan, propose and implement projects upon approval. Bilingual preferred. Possess basic computer skills and experience in using Microsoft Office software, email, etc.

Will provide leadership and expertise that ensures the effective and efficient operation of the association including the quality of services provided. Must be a hands on manager to proactively and professionally manage a condominium resort. This position is directly responsible for the efficient daily operations of the association, including related amenities within established guidelines. Must maintain cordial, professional open lines of communication with the condominium owners.

Will be responsible for all building support, fire and life safety systems, security, air conditioning, electrical, plumbing, pool, elevators, on-site sewer system and lift station. The manager must take great pride in their work, enjoy challenges, be able to drive positive change, can think outside of the box to solve problems, a people person who works well in a team environment and is an effective multi tasker. Must be professional in appearance and demeanor, but willing to get their hands dirty when the job demands it.

Requirements:

* Ability to read and interpret building plans and blueprints.

* Understanding of ordering procedures and budget constraints. Able to maintain and order an inventory of supplies, materials and tools necessary for the operation of the maintenance and janitorial departments.

* Ability to accurately allocate expenses.

* Ability to satisfactorily communicate in English and Spanish, able to speak, write and read with management, coworkers, owners and guests.

* Ability to train employees in all aspects of maintenance and use of equipment and tools.

* Ability to operate bobcats, lifts and other related equipment; install scaffolding.

* Basic computer skills.

* Ability to supervise employees, motivate them in a positive and respectful manner.
