Areas: West Palm Beach

Temporary manager for an upscale gated association in South Palm Beach County, August 1 through December 31. Must have 5+ years of large scale management experience. Will work independently and have full responsibility for maximizing all phases and performances of the association. Will work with the board to achieve the goals of the community while maintaining the association in good physical condition and appearance. Must provide exceptional service to the community. Will also implement policies and procedures, supervise maintenance of building and grounds, administrative functions and monitor the performance of vendors and contractors. Thorough budget management is required. Will be on call for after hour emergencies.


* The ability to type and use a computer.

* Basic knowledge of construction and trades.

* Knowledge of Florida statutes governing condominiums and homeowner associations.

* Well organized.

* Work well under stress.

* Basic understanding of financial statements and reserve accounts.


* Work independently and perform routine inspections with focus on safety, structural and aesthetics. Inform board of deficiencies or issues.

* Verify need for service requests to the appropriate party for correction.

* Inform the board of pending work and problems and any difficulties encountered with contractors.

* Verify all completed repairs and work which requires payment.

* Inspect and verify all contractors’ work, including major work performed by subcontractors, as well as standard vendor service contracts, such as landscaping, pest control, janitorial and community pool.

* Attend board meetings. Prepare agenda, distribute to each board member no later than 48 hours prior to meeting. Prepare a board meeting package and distribute to board members in advance.

* Maintain verbal and written communications with residents and vendors. Log vital communications in the computer database. Keep a phone log.

* Process maintenance requests.

* Maintain a neat and orderly current internal database of information pertaining to the owners.

* Assure the association complies with Florida statutes.

* Obtain competitive bids.

* Assist in budget preparations, review all figures for accuracy. Job #10763
