Association manager for a condominium in Pompano Beach. Will be responsible for periodic inspections of the community and addressing owner violations. Must timely address issues and inspect work performed before approving invoices. QuickBooks experience preferred.

Responsibilities:

* 24 hour emergency response.

* Competitively bid out jobs and projects.

* Work with the insurance agent in negotiating policy renewals and claims.

* Manage the access management system and cameras.

* Schedule and control all outside services.

* Manage projects and make recommendations to reduce costs.

* Create a long term maintenance plan and calendar.

* Prepare the budget and ensure it is controlled.

* Present at board meetings and prepare minutes.

* Chair the Architectural Committee and enforce policies.

* Maintain the front desk system.

Accounting and Financial Reporting:

* Constant back up of data.

* Maintain chart of accounts.

* Create invoices and statements.

* Reconcile bank to book.

* Maintain accounts for operating, reserves and investments.

* Analyze investment account.

* Maintain vendor master file.

* Post invoices.

* Review and compare contracts and proposals to invoices.

* Journal entry accruals.

* Reconcile payables.

* Analyze accounts receivable ledger and prepare outstanding balance reports.

* Monthly closing of financials.

* Prepare balance sheet, operating fund and reserve analysis. Job #12494
