CAM manager for a condominium in Sarasota. Will have full responsibility for planning, managing daily operations and addressing owners’ concerns of all common areas, pools, lakes, grounds, common buildings and enforcing rules of occupancy and Florida Statute 718 for the community. Will report to the president and provide guidance and support to the boards.
Skills, Abilities and Experience:
* Manager shall abide by all professional standards and record keeping requirements imposed pursuant to part VIII of Chapter 468, Florida Statutes.
* 3+ years of experience in association management, preferably onsite management.
* Advanced license desirable, pool certification desired, but can be acquired after hiring.
* Strong listening, communication, interpersonal and leadership skills.
* Negotiation and conflict management skills.
* Proficiency in computer skills including internet, community association management software, Enumerate Software, Microsoft Office and website management.
* Ability to work with minimal supervision.
Responsibilities and Duties:
* Oversee day to day operations and emergencies of all association management and operations. Address emergencies immediately and in person.
* Hire, train, supervise, evaluate, plan, organize, schedule, discipline and terminate employees.
* Establish standards and maintain schedules for in house employees and contracted labor.
* Oversee all financial operations, including: review monthly financial statements and annual budgets, monitor all invoices, expenditures and payroll to ensure they are within budget, ensure all accounts receivables are received, including condominium fees.
* Supervise all maintenance, contracted services, office tasks and projects, locate and evaluate skilled and qualified vendors and contactors, prepare bid specifications and manage the bid process for all contracted services, supervise all contracts to ensure they are completed in accordance with the terms of the contract.
* Communicate and respond to owners, renters and board members in timely manner, including emergencies, problems, issues, events, reports and projects.
* Prepare agendas and meeting packets for all associations, post and attend all board, budget, committee and annual meetings and maintain required records.
* Keep all board members informed of changes in Florida Statute 718, laws and regulations affecting condominiums.
* Maintain hurricane and other emergency plans in accordance with the association emergency evacuation plan.
* Work with the insurance broker and legal counsel. Provide insurance broker with necessary documents for insurance renewals.
* Monitor infractions and violations of rules and report to the board in a timely manner.
