Executive director/CAM for a premier gated community in Tampa. Must have 7-10 years of experience. Will play a pivotal role in overseeing the daily operations and long term planning of the association. Will work closely with the board to ensure optimal functionality and safety. This responsibility is heightened, as maintaining a standard of excellence is essential to delivering a premium living experience to residents.

Required Qualifications: Proven track record of managing a luxury community. Familiarity with real estate administrative tasks and association management law. Education: Associate or Bachelor's degree in a related field (Business Administration, Real Estate or Association Management) or equivalent work experience.

Requirements:

Working Conditions:

This is a demanding role requires flexibility, as the manager must be available 24/7 to address emergencies and other time sensitive matters. While much of the job involves office tasks and interactions with residents, frequent site visits and inspections are necessary to ensure the community meets required standards.

Key Responsibilities:

* Human resources management over all employees, security, maintenance and administrative. Hire, fire and discipline of employees.

* Responsibility for overall community gate access strategy, infrastructure architecture development and public safety function oversight. Will analyze, make recommendations, decisions and assume responsibility for the infrastructure plan for the community on a 24 hour per day and 7 day a week basis.

* Design and lead community watch initiatives, monitor and protect facilities and assets, report on incidents, investigate incidents and follow through with law enforcement authorities, manage emergencies and monitor the community during inclement weather.

* Oversee all technology services.

* Perimeter deterrents, vehicular and pedestrian access control and access management of all employees, contractors and visitors.

* Responsibility for all access policies, standards, evaluations, roles and community awareness.

* Seek, evaluate, award and manage contracts.

* Enforce the governing documents.

* Prepare budgets and taxes for board review and final approval.

* Analyze long range and multiple year needs to maintain a stable assessment and attempt to avoid significant variances due to improper planning. (Vehicle replacement, road reserves, equipment maintenance and replacement, etc.)

* Ensure that all staff comply with the standards of professionalism, laws and administrative rules governing community associations.

* Ensure that actions of the association are within legal guidelines to avoid liability.

* Keep the board informed about community events and activities through committee reports and briefings at meetings.

* Manage all association funds, ensure that all transactions are legitimate and manage interest bearing deposits to provide the maximum results.

* Review, approve and authorize payments for all accounts payable.

* Manage accounts receivable and initiate the appropriate collection process when necessary to protect the association’s interest in matters of delinquent receivables.

* Serve as liaison to local, state and federal law enforcement agencies to maintain a cooperative relationship.

* Maintain lawfully required continuing education credits, including annual legal updates.

* Attend meetings outside the community to keep apprised of matters that may affect the subdivision (Sheriff and police evening dinner meetings, CAM association updates, etc.).

* Stay up to date of the state of the art equipment used by the association (surveillance, laser gates, etc.).

* Respond appropriately to complaints and concerns of owners.

* Keep owners informed of activities that may affect them (crime in the area, hurricane warning and preparations, etc.).

* Manage the maintenance and repair of the association’s private utilities and elements to be certain all function as engineered and constructed (storm sewers, street lights, retention ponds, drainage systems, etc.).

Team Collaboration: Coordinate with staff and vendors, work as a part of a team and delegate tasks effectively to ensure seamless operations.
