August 06, 2026 - Onsite Manager: $100,000-$125,000

Areas: Fort Lauderdale

Onsite manager for a luxury condominium on the Intracoastal Waterway in Fort Lauderdale. Must be highly experienced, proactive and resident focused. Will oversee the day to day operation of the community, implement the policies and directives of the board, supervise the onsite staff, manage contractors and vendors, assist with financial and regulatory responsibilities and serve as the principal point of contact among the board, residents, employees, contractors, professionals and governmental authorities.

Must combine strong administrative and project management capabilities with excellent interpersonal skills. Will become an active and trusted member of the community, attend association and community events, engage constructively with residents and consistently place the interests of the association and residents first when dealing with outside vendors and contractors.

Required Qualifications:

* Demonstrated condominium or community association management experience.

* Significant experience supervising contractors and managing complex repair, maintenance or capital improvement projects.

* Significant experience managing employees and coordinating the work of administrative, front desk, bookkeeping and maintenance personnel.

* Strong working knowledge of Florida condominium law, association governance, official record requirements, budgeting, reserves, contracts and regulatory compliance.

* Keen ability to read and evaluate contracts, proposals, scopes of work, invoices, financial reports, project schedules and inspection reports.

* Extremely strong organizational, administrative, communication, negotiation and problem solving skills.

* Innate ability to manage multiple projects and competing priorities without losing attention to detail.

* Sound professional judgment and the ability to identify matters requiring board, legal, engineering, accounting or other professional review.

* High proficiency with email, Microsoft Office, electronic document management, spreadsheets and association management or accounting systems.

* Strong ability to communicate effectively in writing and in person with residents, employees, board members, vendors and professionals.

* Ability to conduct detailed and relevant inspections, including mechanical spaces and respond personally to urgent conditions at the building when necessary.

* An impeccable degree of honesty, discretion, reliability, professionalism and commitment to the association’s interests.

Preferred Qualifications:

* 5-10 years of successful condominium management experience.

* Specific experience managing a mid rise or high rise, waterfront, luxury, self managed condominium, preferably in Broward County.

* A high level of experience with major plumbing, electrical, pool, seawall, dock, elevator, fire safety, concrete restoration and building renovation projects.

* Specific and referenceable experience preparing condominium budgets, reviewing financial statements, managing reserves and working with auditors and accountants.

* Complete familiarity with milestone inspections, structural integrity reserve studies, reserve funding, hurricane planning and South Florida building requirements.

* Proven experience working directly for an active condominium board rather than solely in a portfolio management environment.

* Professional certifications or continuing education beyond the required Florida CAM license.

Schedule and Availability:

The current minimum onsite hours for the manager are Monday through Friday from 8:00 a.m. to 4:30 p.m., with a half hour lunch period. However, the association is willing to consider another mutually agreeable onsite work schedule of at least 40 hours per week, excluding holidays. Note that this is a full time onsite position and is specifically not structured as a remote or hybrid position.

The manager must also be reasonably available by telephone and electronically outside regular business hours and on weekends when emergencies occur. The manager must be able to respond personally to the community when the nature of an emergency requires an onsite response.

Occasional attendance at evening board meetings, resident meetings or community events will also be required.

Compensation and Benefits:

The targeted salary range is $100,000-$125,000 annually, depending upon the candidate’s experience, expertise, professional qualifications and demonstrated ability to manage the needs of the association. Health insurance and other benefits are negotiable for qualified candidates. Job #13141
