Independent contractor CAM to manage a condominium on the beach in Sand Key, Clearwater. Must be proactive and detail oriented. Will take pride on maintaining high standards of service, financial stability and community engagement.
Will be responsible for the day to day operations, including facilities management, vendor oversight, financial administration and acting as the primary liaison between owners and the board.
Requirements:
* Minimum of 2 years of experience in community association management.
* Strong working knowledge of Florida condominium laws.
* Excellent communication, interpersonal and leadership skills.
* Proficiency in management software, currently on Vantaca.
* Willing to manage emergencies outside of normal business hours.
Responsibilities:
Maintenance
* Coordinate, schedule and supervise vendor services.
* Perform regular, detailed site inspections and make recommendations for improvements.
* Manage all common area maintenance and repairs.
* Manage onsite maintenance and cleaning personnel work.
* Manage key card process.
* Manage SIRS work.
Financial Management
* Prepare annual budgets.
* Manage operating funds.
* Liaison with accounting firm.
* Review monthly and annual financial reports.
* Manage all invoices, review for accuracy before payment.
* Collect association fees and other monies and debts. Prepare notice of delinquency.
* Manage annual renewal of insurance policies.
Administrative and Governance
* Notice and conduct board/member meetings.
* Maintain all association records.
* Ensure adherence to Florida statutes and association bylaws.
* Provide regular updates to the board and community on accomplishments and work in process.
Enforcement and Communication
* Enforce community rules.
* Issue violation notices.
* Handle owner disputes.
* Act as the liaison between the board and residents.
Operational Compliance
* Handle estoppel certificates.
* Manage and negotiate vendor bids and contracts.
* Manage onsite contractors used by owners for compliance with the rules and regulations.
Project Management
* Solicit multiple vendor quotes for each project.
* Develop and maintain project budget and schedule.
* Directly oversee vendor activities, monitor work schedules, performance and completion. Ensure completed work is according to contract specifications.
* Review and approve invoices before payment.
* Provide regular, written status reports to the board.
