March 17, 2026 - Lead Maintenance Supervisor: $25-$28 per hour

Areas: Fort Lauderdale

Lead maintenance supervisor for a large community in Plantation, CAM license not required. Will be responsible for overseeing the daily maintenance operations of the community. This role requires extensive field work and hands on involvement, including supervising maintenance staff, conducting inspections, coordinating vendors and assisting the maintenance team with repairs.

Will spend the majority of the workday in the field, walking the community, identifying maintenance issues, supervising staff and ensuring repairs are completed efficiently and to community standards. Will serve as the primary field supervisor for maintenance operations and work closely with management to maintain the safety, appearance and overall condition of the community.

Requirements:

* Minimum of 5 years of maintenance experience is required.

* Experience as a maintenance foreman, lead technician or maintenance supervisor is strongly preferred.

* Knowledge of general building maintenance including plumbing, electrical, carpentry and repairs.

* Ability to perform and assist with maintenance work.

* Experience supervising maintenance personnel.

* Strong troubleshooting and problem solving skills.

* Ability to work outdoors and conduct community inspections.

* Valid driver's license required.

Responsibilities:

Field Supervision

* Conduct daily inspections of buildings, grounds and common areas throughout the community.

* Supervise maintenance staff and ensure assigned tasks are completed properly.

* Provide direction and support to maintenance personnel while work is being performed.

* Monitor sidewalks, parking areas, lighting, drainage, landscaping and other common areas.

* Identify maintenance issues and report them to management with descriptions and photographs.

Hands On Maintenance and Repairs

* Possess the technical knowledge and experience to perform common maintenance repairs and assist the crew when necessary.

* Work alongside maintenance personnel to complete repairs efficiently.

* Assist with repairs, including basic plumbing, electrical troubleshooting, carpentry, drywall and painting, minor exterior and concrete repairs, Door, lock and hardware repairs.

* Provide guidance to maintenance staff on proper repair procedures.

Maintenance Operations

* Oversee daily work orders and maintenance tasks.

* Determine scope of work for repairs and assign tasks accordingly.

* Ensure work orders are completed efficiently and documented properly.

* Verify completed repairs before closing work orders.

Vendor Coordination

* Meet vendors and contractors onsite to review repair needs.

* Monitor vendor performance and quality of work.

* Assist management with oversight of maintenance projects.

Inspections and Preventive Maintenance

* Perform routine inspections to identify maintenance issues early.

* Ensure preventive maintenance tasks are performed on schedule.

* Monitor building systems and infrastructure to prevent deterioration.

Reporting

* Provide regular updates to management regarding community conditions and repairs.

* Document issues and completed work with photos and notes.

* Report safety hazards or urgent maintenance concerns immediately.

Field Work Requirement

This position requires significant time working in the field, including:

* Walking and inspecting the community daily.

* Supervising maintenance personnel onsite.

* Assisting the crew with repairs.

* Meeting vendors and contractors onsite.

* Verifying completion of maintenance work.

Should expect to spend most of the workday outside of the office performing inspections and supervising field operations.
