Areas: Naples

General manager for a self managed, luxury, high rise oceanfront condominium association in Naples. Will be the chief executive officer responsible for the full operational, financial and administrative leadership of the association. Will report directly to the board and serve as the association's senior executive and strategic advisor, ensuring exceptional five star resident experiences, strong financial controls and both the maintenance and long term protection of the association's physical and financial assets.

A successful leader will manage direct, hands on oversight of all functions, staff, systems and vendors, with a high degree of independence, judgment, coordination and accountability. Will be expected to operate with a luxury residence mindset, balanced by strong operational and governance disciplines and a high level of coastal risk management expertise. This role offers the option to reside onsite in a recently renovated, 2 bedroom, 2 bathroom unit.

Requirements:

* 7-10+ years of senior leadership experience in complex, self managed residential environments.

* Effective leadership style that values staff and creates an environment of dignity and mutual respect.

* Demonstrated success managing luxury high rise and/or oceanfront communities.

* Strong fiscal and operational management expertise.

* Direct hurricane preparedness and emergency response leadership experience.

* Skilled user of technology to support operations, communication and administration.

* Strong written and verbal communication skills.

* Bachelor's Degree.

* Hospitality or resort management experience.

* Experience working with boards in a self managed setting.

* Strong knowledge of Florida condominium law and coastal building standards.

* Executive presence with a hands on, respectful leadership style.

Responsibilities:

Operations Leadership

* Responsible for operations, staffing, budgeting, capital planning and risk mitigation.

* Deliver consistent five star resident experience through direct oversight of all maintenance, repair, housekeeping, administrative, guest service and 24/7 front desk operations for the entire building and grounds.

* On call availability for maintenance and weather related emergency response.

* Seasonal workload fluctuations align with increased in season resident occupancy.

* Supervise and execute various repair, improvement, administrative and other special projects.

* Review and continually improve internal systems, procedures, controls and reporting structures consistent with best practices for luxury condominium associations.

* Attend and participate in meetings.

Storm Preparedness: Emergency Management and Recovery

* Refine, maintain and lead execution of comprehensive storm preparedness and recovery plan to minimize damage, utility and equipment outages and maximize staff and resident safety.

* Respond to and stabilize emergency situations promptly.

* Direct all storm preparations including building protection, staff deployment, vendor coordination and resident communications.

* Serve as the association's incident commander during emergencies, maintaining calm, decisive leadership.

* Lead post storm assessments, insurance claims, restoration projects and contractor oversight.

* Conduct annual drills, plan reviews and post event evaluations to continuously improve readiness.

Luxury Building Resident Experience

* Create and sustain a five star residential concierge service culture, emphasizing professionalism, friendliness, discretion and responsiveness.

* Implement defined service standards, escalation protocols and response time benchmarks.

* Personally engage with residents, resolve concerns promptly and diplomatically.

* Oversee amenities, common areas and events to ensure a refined and welcoming environment.

* If the general manager lives off site, place and train an onsite maintenance supervisor to reside in the building.

Oceanfront High Rise and Asset Management

* Maintain oversight of all building systems, including HVAC, elevators, fire/life safety, access control and security systems.

* Oversee regular vacant unit checks to monitor for and prevent damage from threats such as pests, moisture and HVAC failures.

* Manage coastal specific maintenance challenges such as salt air corrosion, facade integrity, waterproofing, roofing, windows, balconies and garage environments.

* Oversee preventive maintenance programs and long term capital planning designed to maximize asset functionality, appearance and useful life in a marine environment.

Board Partnership and Governance

* Serve as the board’s primary executive partner, implementing board policies, resolutions and strategic priorities.

* Proactively identify and resolve problems.

* Coordinate reserve studies, engineering evaluations, milestone inspections and structural integrity requirements.

* Prepare and present monthly management reports and operational metrics during board meetings and via email to the board from May through October.

* Ensure and oversee full operational and administrative compliance with all applicable Florida condominium statutes, all laws and building codes and association policies and governing documents.

* Complete required continuing education courses to maintain an active CAM license.

* Participate in an annual performance review conducted by the board.

Staffing and Human Resources

* Build and maintain a positive and respectful workplace culture driven by a shared mission.

* Recruit, motivate, supervise and evaluate all employees.

* Establish clear job descriptions, performance standards and accountability metrics.

* Hiring and firing responsibility, after consulting with board president.

* Ensure thorough cross training and back up to cover all staff vacations and other absences.

* Lead performance reviews, compensation recommendations and succession planning.

* Ensure compliance with employment laws, safety regulations and training requirements.

* Foster a professional, safety focused, service oriented culture aligned with luxury residences.

Vendor and Contract Management

* Select, contract and manage all third party service providers.

* Establish service level agreements and performance review processes.

* Ensure vendors meet insurance, licensing, safety and compliance requirements.

* Actively manage vendor performance to maintain service quality and cost control.

* Oversee procurement, contract negotiation and competitive bidding processes.

Risk Management and Compliance

* Ensure that all vendors and contractors working on premises are properly licensed and insured.

* Oversee compliance with OSHA, fire safety, elevator, environmental and coastal regulations.

* Maintain accurate records, permits, inspections and certifications.

* Proactively identify operational, financial and physical risks and implement mitigation strategies.

Oversight for Financial, Administrative and Legal Compliance Functions and Staff

Financial:

* Prepare and manage the annual operating and reserve budgets, including financial dashboards.

* Manage accounting and banking functions, payroll, employee benefits, internal controls, assessments, collections and cash management.

* Manage all spending to the approved budgets.

* Prepare financial statements for accuracy and timeliness, ensure transparency and audit readiness.

* Manage insurance renewals, claims and risk transfer strategies.

General Administration and Communication

* Execute all general administrative duties and all resident communications, both routine and urgent.

* Ensure timely, ample communication to residents regarding service outages or disruptions.

* Maintain and use the association's app to optimize communication between staff, residents and the board.

* Ensure access to high quality information technology support and improvement resources.

Legal Compliance

* Oversee all board and association meetings, including agenda preparation, proper meeting notice procedures, distribution of materials, voting materials, minutes coordination and follow up execution.

* Manage proper creation and maintenance of all official records.

* Manage proper population and maintenance of association's website and of the official records that this site must contain for owner and staff access.

* Ensure compliant, timely responses to owner requests for information and owner inquiries.
