Areas: Fort Lauderdale

Onsite CAM for a large 55+ condominium in Plantation. Must be highly experienced to serve as the senior operational executive of the association. This position is governed by Florida Statute 718 and the association’s governing documents and reports directly to the board. Must be a seasoned condominium professional with exceptional financial, operational and leadership experience capable of managing a complex, high volume community while maintaining strict statutory and fiduciary compliance.

Position Overview:

Will be responsible for the day to day management of the association, including financial operations, facilities, vendor contracts, compliance, staff oversight and resident services. This role requires advanced knowledge of Florida condominium law, accounting controls, contract management, and large scale maintenance operations.

Will be the primary liaison between the board, vendors, employees and residents and ensure the association operates in a transparent, financially sound and legally compliant manner.

Requirements:

* 15-20+ years of community association management experience.

* 3-5+ years in a senior leadership role managing large communities.

* Demonstrated expertise in Florida Statute 718.

* Experience managing large budgets, reserves and capital projects ($3,000,000+).

* Strong financial literacy and internal control discipline.

* Experience supervising staff and multiple vendors.

* Excellent written, verbal and organizational skills.

Preferred Experience:

* Experience managing large 55+ or master planned communities.

* Familiarity with BuildingLink for association management software and Vantaca for accounting software, or similar systems.

* Experience working with independent accounting firms and auditors.

* Background in large scale maintenance, infrastructure or renovation programs.

* Spanish language skills are a plus.

Responsibilities:

Statutory and Governance Compliance

* Ensure full compliance with Florida Statute 718, administrative rules and the association’s governing documents.

* Implement board policies, resolutions and directives.

* Prepare and post all required notices, agendas, meeting materials and records.

* Support board, committee and annual meetings.

Financial and Administrative Management

* Work with the accounting firm to prepare annual budgets and reserve schedules, monitor cash flow, operating and reserve accounts, as well as enforce internal controls and authorization requirements.

* Oversee accounts payable, receivables, delinquencies and collections.

* Maintain accurate financial, contract and owner records.

* Support audits, insurance renewals and regulatory reporting.

Operations and Facilities Management

* Oversee all maintenance, repairs and capital projects.

* Manage preventive maintenance programs.

* Supervise maintenance staff and outside vendors.

* Ensure compliance with safety, building and insurance requirements.

* Respond to emergencies and coordinate remediation.

Vendor and Contract Oversight

* Solicit and evaluate bids.

* Negotiate and administer service contracts.

* Monitor vendor performance, insurance and licensing.

* Protect the association’s financial and legal interests.

Resident Services and Community Relations

* Serve as the professional point of contact for residents.

* Oversee work orders, complaints and compliance matters.

* Enforce rules fairly and consistently.

* Promote a culture of respect, transparency and responsiveness.
