Resident manager/maintenance manager for a condominium in Fort Myers Beach, immediate opening. Must be skilled, service oriented and take pride in being dependable, solutions focused and hands on with day to day maintenance operations. Must take pride and ownership of your work and understand the vital role maintenance plays in resident satisfaction and community standards. The job includes overseeing the safe, efficient and secure operation of the community, amenities, building, manager’s residence and office.
Will be an essential part of reestablishing the maintenance rhythm in a well established community. Will soon reopen after an extensive Hurricane Ian rebuild. Consistency, professionalism and proactive care is important. Will have the opportunity to support the community by helping to set a high standard of service and maintenance excellence while enjoying life on the beach.
Requirements:
* Skilled in basic electrical, plumbing, painting and carpentry work.
* Knowledgeable in building systems, preventive maintenance practices and vendor/service contract management.
* Construction background is an asset.
* Organized and proactive, with strong time management skills.
* Detail oriented and able to multitask, set goals and prioritize projects.
* Ability to manage facility maintenance records.
* Strong understanding of safety codes and ADA requirements.
* Comfortable supervising others, including outside vendors and contractors, while also working independently.
* Self starter and problem solver.
* Approachable, professional and service minded in all interactions.
* Thrive in an environment where reliability, communication and accountability matter.
* High school diploma or GED.
* OSHA training is an asset, will be required at hiring if not previously completed.
* Minimum of 5 years of experience in facilities and operations management or equivalent, preferably in a residential community.
* Valid Florida driver’s license and own vehicle.
* Able to lift up to 50 pounds and work in a variety of weather conditions.
* Computer skills such as Microsoft Office, email and online researching abilities.
* Willing to work occasional evenings, weekends and holidays.
* Local travel to pick up maintenance supplies is required.
Responsibilities:
* Oversee and perform daily maintenance tasks, repairs and inspections across all community amenities including the pool.
* Execute preventive maintenance schedules and respond to urgent service needs.
* Perform onsite maintenance and coordinate with outside vendors for scheduled work.
* Oversee vendor contracts such as pest control, landscape maintenance and roof inspections.
* Manage work orders, track inventory, and maintain organized documentation of completed tasks.
* Ensure cleanliness and safety of the amenities, building, manager’s residence, office and surrounding grounds.
* Maintain association records, including computer digital records.
* The association allows rentals of individual owner units. While the manager will not manage the rentals, monitoring the community to ensure adherence to condominium rules and addressing potential issues is essential in maintaining an association that all residents and guests can enjoy.
* Support occasional special events for owners with set up and take down.
* Communicate professionally with residents, guests, vendors and the board.
* Follow all safety protocols and procedures to maintain high operational standards
