Condominium manager for an oceanfront association in Fort Lauderdale, immediate opening. A minimum of 3-5 years experience managing a building of similar size and budget is necessary. Proficiency in MS Office, Excel, PowerPoint and QuickBooks is required. Must have concrete restoration experience.

Responsibilities:

* Reporting to the board through the president, ensure the smooth functioning of a condominium consisting of 200 units with an annual operating budget of $1.45 million.

* Knowledge of financials.

* Manage a staff of employees including maintenance, security and housekeeping.

* Maintain a businesslike and cooperative relationship with the unit owners and renters in the condominium. Be responsive to service requests and to complaints.

* Work with members of the board to manage large projects, such as painting, concrete restoration and major repairs.

* Have knowledge of current condominium laws, ordinances, codes and statutes ensuring adherence, keep abreast of any proposed new laws and changes to existing ones.

* Ensure that all residents adhere to the rules and regulations, emergency procedures and that all procedures as defined in the association's bylaws and other documents are followed.

* At the direction of the board, liaise with the association's counsel on legal matters and with the association's accountant on financial matters. Job #11389
