Experienced condominium manager to oversee operations at a beautiful luxury condominium in Naples. Must have condominium management experience or 5 years of industry related experience. Must be available to work on call at all times. Will be responsible for all aspects of operations and facilities management of the condominium, including all forms of communication, human resources, personnel management, financial management, facilities and maintenance management and project management to facilitate the fulfillment of financial goals. Will cultivate a team environment that provides exceptional customer service while directing the management team and ensuring all staff members perform at a consistently high level. Will motivate, instill accountability and achieve results.

Requirements:

* Bachelor’s or Business Degree preferred.

* At least 5 years of experience in related management required (luxury condominium, facilities management, such as a hotel, resort or rental community).

* Demonstrated talent for interacting with a wide variety of people.

* Ability to effectively organize and coordinate multiple priorities.

* Be a team leader.

* Ability to problem solve.

* Proven ability in human resources and personnel management.

* Luxury high rise management preferred.

* Large project management experience.

* Strong customer service abilities, actively look for ways to assist residents and coworkers.

* Strong computer skills required, specifically Microsoft Word, Excel, Outlook and web search engines. Knowledge of association management accounting software preferred.

* Ability to present typical financial reports such as profit and loss, variance to budget, balance sheet, accounts receivable, accounts payable, bank statement reconciliation.

Responsibilities:

* Plan and develop daily operations. Schedule, supervise and participate in the operational duties.

* Demonstrate a positive and professional attitude with coworkers, residents, owners and clients. Constantly strive for improvements in work process and results to better meet expectations.

* Recruit, supervise, train, schedule, discipline, review and direct the staff. Develop specifications and continually evaluate service needs and performance in all areas of maintenance and management. Encourage staff to work in a professional manner and comply with safety standards, while motivating the staff to work as a team.

* Maintain accounting records, reporting requirements, vendor expense control and negotiate contracts and bids. Manage profit and loss statement, offer variance to budget explanations.

* Respond to inquiries and resolve complaints.

* Maintain the official records as outlined in Florida Statute. Acquire and maintain current knowledge of state and regulatory agency statutes and community documents, policies and procedures.

* Attend all board and committee meetings, offer management reports and advice on the physical plant and administration of the community. Keep records and minutes of board and committee meetings.

* Assist in developing a body of leadership through committees and provide the necessary administrative tools to the board to enable them to make decisions in accordance with the community’s directives.

* Assist the board's decision making process by information gathering and fact finding support. Implement the board’s decisions and administer the services, programs and operations of the community.

* Clear cohesive communication with everyone. Prepare of monthly manager reports, annual budgets other administrative and financial reports.

* Maintain and ensure a safe environment, including standards for maintenance and upkeep of equipment, housekeeping, sanitation, uniform dress and expense control.
