Resident manager for an oceanfront boutique association in Fort Lauderdale. Must be versatile and organized with CAM experience. Extensive renovations are underway, but current projects should be complete within the year. Refurbishment and modernization, pool house and pool renovations complete (or will be by April). Concrete restoration and elevator modernization underway.
Requirements:
* Minimum of 5 years of experience in related areas, preferably a community of similar scale.
* Familiarity with association management and regulations.
* Self starter, able to operate within defined parameters, without specific daily direction.
* Strong background in construction project management and oversight, large scale renovation and capital improvement.
* Must be detail oriented and able to multitask, set goals and prioritize projects.
* Strong financial acumen with experience in budget management, financial planning and reporting.
* Excellent written and verbal communication and people skills.
* Excellent problem solving and conflict resolution skills.
* Handle confidential matters with integrity and professionalism.
* Ability to respond to emergency situations 24/7.
* Ability to handle multiple priorities and work in a fast paced environment.
* Technical capability for office and meeting tasks oversight and completion, specifically expertise in Zoom meetings and Microsoft 365 Tools, including Word, Excel, PowerPoint and Outlook.
Responsibilities:
* Manage a maintenance employee.
* Oversee daily operations of the building and grounds.
* Plan, contract for and oversee building projects.
* Interact with and support building owners and residents, consistent with bylaws and implement initiatives that enhance the quality of life within the community.
* Assure bylaws requirements are followed by owners, residents, visitors, contractors, etc.
* Assure identification of and problem solve building and grounds issues. Propose and quote repair and improvement projects.
* Work with outside contractors (accounting, legal, pool maintenance, cleaning, plumbing, electrical, HVAC etc.) to coordinate their efforts, in the best interest of the association.
* Assist the board in maintaining compliance to Florida regulations, including SIRS, milestone building inspections, reporting, etc.
* Assist in development and oversee administration of budgets and contracts.
* Live onsite, apartment provided, and be available for emergencies.
