August 26, 2020 - Full Time Manager: $55,000-$60,000

Areas: Fort Lauderdale

Full time manager for a 300 unit condominium in the Oakland Park area, immediate opening. Must have prior condominium experience with a proven track record of success in a similar role that can be verified through references. Will manage the day to day operations and upkeep of the association reporting directly to the president or designee from the board.

Responsibilities:

* Schedule and coordinate all facets of community upkeep. Will work closely with contract landscaping, maintenance, janitorial employees, administrative and vendors.

* Everything in working order.

* Preventive maintenance and community upkeep.

* Capital planning.

* Landscaping and grounds neatly manicured.

* Experience with 40 year inspection is desirable.

* Professional, positive owner and employee relations. Motivate, train and lead employees. Effective conflict resolution skills.

* Effective vendor negotiations.

* Manage the association by balancing community walks with office hours.

* Maintain lease renewal information dates.

* Financial reporting accountability, act as liaison between the board and accounting company.

* Sound financial management with experience in flex spending to meet monthly budgetary financial goals. Forecasting of operational expenditures/cash flow with flex spending experience to meet monthly financial objectives. Professionally critique and explain actual to budget variances +/- 5% or variances in excess of $500 whichever is greater for the month and year to date with a monthly plan to close any budgetary gaps where possible.

* Must agree to criminal background check as part of the recruiting process.

* Custodian of all records, including owner and renter files, proper upkeep of association licenses and registrations and mandatory employee training records.

Compensation:

* $55,000-$60,000 annual base salary paid in weekly installments. Salaried leadership position exempt from overtime regulations under the Fair Labor Standards Act.

* Typical work hours may vary from 8:30 a.m. to 5:00 p.m. or 9:00 am to 5:30 pm Monday through Friday. All candidates should be willing to work beyond the office closing time or ahead of normal opening time as required to ensure the successful operation of the business conducted by the association as it relates to this leadership position. Attendance at board, committee and screening meetings. Board meetings will take place on the fourth Tuesday of each month beginning at 7:30 p.m. Other meetings will be scheduled with advance notice.

* On call 24/7 for emergency response to any situation. Point person to coordinate contractors, staffing for after hours emergencies, including weekends.

* Annual vacation benefit of 2 weeks accrued quarterly, vacation eligible after 6 months of service.

* Wellness/health benefit stipend up to $300 monthly.

* Association cell phone or allowance of up to $100 monthly.

* Reimbursement of recruiting fee after one full year of service.
