October 02, 2019 - Portfolio Manager: $37,500- $47,500

Areas: Punta Gorda

Portfolio manager for 10 small associations in Charlotte County. Will oversee and coordinate all management, maintenance, development and construction activities associated community associations. Will identify and evaluate needs as appropriate. Will schedule and coordinate facilities usage for a range of activities.

Requirements:

* Skill in organizing resources and establishing priorities.

* Ability to maintain a positive, cordial, businesslike relationship with all residents.

* Ability to develop and maintain record keeping systems and procedures.

* Knowledge of management principles, procedures and standards, as applied to common facilities.

* Project planning skills.

* Knowledge of contracting process.

* Ability to develop bid specifications and evaluate bids from contractors.

* Strong interpersonal and communication skills and the ability to work effectively with a wide range of people in a diverse community.

* Knowledge of contract documents and specifications.

* Skill in the use of computers, preferably in a Word program based computer, Windows based operating environment.

* Ability to coordinate independent contractors.

* Ability to communicate effectively.

* Must be available for evening meetings.

* Bachelor’s degree preferred and at least 5 years of experience.

Responsibilities:

* Oversees the day to day operations of the association.

* Oversee activities of contractors, vendor personnel and suppliers. Monitor contracts for compliance and control costs. Monitor general expenditures of the communities.

* Solicit bids for maintenance contractors and projects and participate in the selections of contractors.

* Manage facilities usage, coordinate and schedule the use of facilities for meetings and special events.

* Interact with residents and handle requests.

* Be familiar with the governing documents and board policies and procedures.

* Advise residents and board members on the policy, regulations and standards relating to the management of the associations.

* Process and approve all invoices.

* Develop and implement systems and processes to establish and maintain all corporate records for the associations.
