Condominium manager for an association in Hollywood. Must have a minimum of 3 years of experience in a condominium and have worked directly with a board of directors. Will manage the condominium by performing duties personally or through subordinate personnel. Will maintain and preserve the assets via expense control and revenue optimization. Must provide superior service. Will create and maintain employees necessary for smooth running of building. Must adhere to and enforce all policies and procedures set forth by the board and governing documents.

Requirements:

* Bachelor’s Degree or higher.

* Excellent customer service, open and helpful communication and exceptional organizational skills.

* Excellent verbal and written communication skills.

* Bilingual, English and Spanish.

* Ability to adapt to all situations and resolve any complex matters.

* Understanding of budget process.

* Understanding of financial statements and ability to communicate variances and updates.

* Effective leadership, mentoring and coaching skills.

* Ability to work independently, self managed and motivated.

* Proficient in all Microsoft Office applications.

* Construction or similar experience is a plus.

* Knowledge of TOPS and Vertilinc or able to learn and work with any software system.

Responsibilities:

* Manage the day to day operations of a 300+ unit condominium and common areas.

* Oversee the management of the building, including maintenance, office staff, outsourced services and outside contractors and vendors.

* Contact and place service orders with maintenance staff or specialty contractors and vendors.

* Monitor contracts for compliance and control costs.

* Solicit bids for maintenance contractors and construction projects, create scope spreadsheets and participate and make recommendation to the board.

* Perform quality assurance and control inspections of the building to ensure proper maintenance, adherence to contract specifications and compliance with industry standards.

* Maintain a prioritized service log including recommendations of necessary services, repairs and maintenance.

* Perform routine building inspections and report the physical status of all common areas.

* Project management to coordinate projects.

* Prioritize and plan work activities.

* Assist with creating and maintaining an appropriate budget and review the accounting and financial statements.

* Monthly review of finance results vs. budget.

* Handle emergency issues after hours as needed.

* Responsible for posting and maintaining the minutes of board meetings. Job #12548
