Experienced CAM for a high rise in the downtown Orlando area. Must have 2+ years of work experience in association management with prior people and project management experience. High rise management experience required. Should also have experience with site inspections, covenant enforcement, assisting boards with day to day aspects of managing an association, preparing for and conducting association meetings, reviewing financial reports, preparing budgets, project management, preparing service bids and overseeing contractors. Experience necessary in an environment requiring high levels of customer service, highly motivated and confident professional, excellent communication skills, detail oriented, proven leadership, problem solving skills, competent in Excel, Word, Outlook and experience with financial reports and budgets. Must be knowledgeable with Florida statutes and be proficient with understanding and executing the requirements of the governing documents of an association. Will be responsible for the management and day to day implementation of the procedures and programs that will ensure a well managed and maintained association.

Requirements:

* Computer skills in Microsoft Office (Word, Excel, and Outlook). Experience in association software, such as TOPS, is helpful.

* Ability to work with a team. Will be supported by a large team of accounting, administrative, mailroom, architectural review and other support staff. The ability to communicate with the team is essential.

* Operations management: Responsible for the day to day operations of all aspects of the community to ensure excellent service.

* Maintenance: Solicit bids, provide comparisons, monitor all maintenance programs relating to the association and aesthetic appearance of the community, building strong relationships with vendors.

* Owner representation: The sole and ultimate liaison for all resolutions of the association, utilizing sound business judgment to resolve issues and conflicts.

* Communication: Manage individual account information with the utmost confidentiality, communicating professionally and effectively.

* Develop and monitor the budget on a timely basis in a manner that supports the financial expectations of the board.

* Coordinate, negotiate and issues vendor contracts for services.

* Responsible for the administration and organization of the community. A high level of administrative skills is required, as well as a thorough knowledge and understanding of the projects, contracts, events, etc.

* Prepare a monthly board package to the board consisting of a management report outlining actions required, proposals, correspondence and financial reporting.
