Areas: Panhandle

Community association manager for a condominium in Panama City Beach. This is a hands on position responsible for overseeing the operational, administrative, financial, maintenance and security functions of the community. Must provide exemplary customer service in a manner consistent with the values and mission of the association. The ideal candidate is someone who displays an exceptional ability to analyze and handle a variety of situations daily in a courteous and professional manner.

Requirements:

* Minimum 5 years of CAM experience is required.

* Experience in the hospitality/concierge industry is a strong plus.

* Experience working at an older community is a strong plus.

* Hands on maintenance skills, especially in emergency plumbing and general repair work is a strong plus.

* Development of budget and financial forecasting experience is a strong plus.

* Outstanding customer service, communication and interpersonal skills required.

* Skilled in listening attentively to questions and comments.

* Hands on project management experience.

* Experience in managing capital projects involving infrastructure, mechanical, electrical and plumbing.

* Strong organization and project management skills.

* Problem solving skills.

* Self motivated.

* Proficiency in computer software, specifically, Windows, Excel, PowerPoint and email.

* Experience with electronic newsletters.

Responsibilities:

* Develop and maintain an effective ongoing master facilities plan, implement initiatives and maintains a satisfactory operating environment.

* Develop and submit complete and accurate annual budget(s).

* Solicit bids for maintenance, construction and projects. Participate in selection of contractors and vendors for all work.

* Responsible for maintaining organized and accurate records.

* Prepare operational procedures for activities such as fire prevention, traffic control and parking control.

* Assist with hurricane preparation and implementation of preparedness protocol.

* Maintain a professional, positive relationship with the board and residents at all times.

* Requests for services shall be received, recorded and acted upon expeditiously in a courteous and respectful manner.

* Provide a monthly, written management report to the board with progress of major projects and make recommendations.

* Prepare the association newsletter and create and manage all community correspondence.

* Establish and maintain industry contacts and relationships.

* Investigate and resolve complaints.

* Provide hands on maintenance work as needed to quickly handle a situation.

* Inspect the community and facilities to determine maintenance, security and safety needs.

* Prepare reports and insurance claims for damages to the association.

* Develop life cycle preventive maintenance schedule for major assets and keep up to date maintenance logs.

* Oversee pool operations and landscape maintenance and improvements.

* Follow directions given by the board and conscientiously complete them.

* Offer helpful input and suggestions for improved policies and procedures to the board. Job #12495
