Areas: Palm Coast

Association manager for a community in Palm Coast. Will be responsible for the management and day to day implementation of the procedures and programs that will ensure a well managed and maintained community. Should have experience with site inspections, covenant enforcement, preparing for and conducting association meetings, reviewing financial reports, preparing budgets, project management, preparing service bids and overseeing contractors. Must also be knowledgeable with Florida statutes and be proficient with understanding and executing the requirements of the governing documents of an association.


* Computer skills in Word, Excel and Outlook). Experience in association software such as TOPS or Caliber is helpful.

* Experience in an environment requiring high levels of customer service, highly motivated and confident professional, excellent communication skills, detail oriented, proven leadership, problem solving skills, competent in Excel, Word, Outlook and experience with financial reports and budgets.

* 2+ years work experience in association management with prior people and project management experience with condominiums, apartments, hotel, time-shares, developer, townhomes or homeowners associations.


* Ability to work with a team. Will be supported by a team of accounting, administrative, mailroom, architectural review and other support staff. The ability to communicate with the team is essential.

* Operations Management: Responsible for the day to day operations of all aspects of the community to ensure excellent service.

* Association Maintenance: Solicit bids, provide comparisons and monitor all maintenance programs relating to the association and aesthetic appearance of the community, building strong relationships with vendors.

* Owner Representation: The sole and ultimate liaison for all resolutions of the community, utilizing sound business judgment to resolve issues and conflicts.

* Communication: Manage individual account information with the utmost confidentiality, communicating professionally and effectively.

* Develop and monitor the budget on a timely basis in a manner that supports the financial expectations of the board.

* Coordinate, negotiate and issue vendor contracts for services.

* Prepare a monthly board package to the board, consisting of a management report outlining actions required, proposals, correspondence and financial reporting.

* Daily use of software, TOPS, Word and Excel documents for communication, organization and detailed follow through.
